Clay Center Community Middle School in Clay Center Kansas had a failing
control system that needed higher and higher dollar amounts from the district to
keep it running.
This failing D.D.C. system had the district in a bind, the in-house maintenance man was forced to
respond to comfort complaints by manually turning dampers, and wiring fans on
and off. Many times, by the time he got one solved, one he had just fixed
began to complain again. The district's insurance was also having problems with the way
some of the larger mechanical equipment was being (or not, as the case may be)
controlled. The district needed a solution, and they needed
it fast.
EPM agreed to investigate the extent of the failures and issue a report to the district. The report
noted broken inlet guide
vane assemblies, bad or missing VAV damper actuators, broken control wires,
missing and clogged filters, failing pumps, chilled water flow switch, and the list went
on.
EPM gave the district a proposal that covered the installation of a CTC system, and scoped a repair/replacement agreement in order
to bring the building back to full operational status.
The board agreed to hire EPM, Inc.
The method of installation was governed by the occupants of the
zones, the teachers. As the installation crew learned of a heating or
cooling problem from the teachers, they adjusted their schedule immediately in
order to correct the comfort problem. In short, one by one the zones were
restored to their original specifications, in a manner which most effectively
solved complaints.
The installation is complete and C.C.C.M.S. has a fully operation CTC
(computerized temperature control) system certified by EPM's Senior Engineer, Jim Johnson.
Operations training with school personnel was conducted and service training
in our engineering office is pending.
There is every reason to believe the district will realize the estimated consumption savings
of 24.16%,and internal rate
of return of 29.87%. The payback is estimated at 36
months.
